Dear Edith: I own a property in another part of the state. I have town water, sewer and a hydrant on my property. I am not a resident and I want to sell it. With all the shifting values in real estate how can I get an informed estimate as to its value? Can you give me any references that I can research?
If you suspect that's really valuable land, invest in a formal appraisal by a state-certified general appraiser, preferably one located in that area. If it's a modest parcel, contact several local real estate brokers and ask for an informal estimate of market value. Often you'll find agents happy to give you a rough idea based on their experience in the area, at no obligation.
