What's a Bedroom? |

I am about to put my house up for sale and I had an appraisal done which stated that my home has 3 bedrooms. My basement is completely finished and 2 separate rooms were built for a music studio and soundproofed vocal booth. The studio is no longer used and I told the appraiser that with the picture window, carpet, and separate heat source, I thought the room should be considered another bedroom - with the vocal booth as a walk-in closet. The appraisal did not reflect the rooms at all. It was simply included in the basement's total square footage. My question is....what is considered a bedroom? Does it have to be a room outside of the basement? Does the closet have to be 'inside' the room? Or should the separate rooms at least have been listed under home improvements? Thank You |

Legal requirements for calling a room a bedroom vary all over the place, depending on local definitions, but one requirment that's pretty standard is a window big enough for exit during a fire -- in some areas, big enough that a firefighter in full gear could enter. That picture window you mention wouldn't do it unless it is on an outside wall and can open for exit. Otherwise your home should be listed and advertised as "plus finished room in basement." |
