Unhappy with Agent

  My home has been on the market for 9 months. Most homes around me have sold in that time period or less. I have lowered the price and have offered many incentives (i.e., closing costs, floor refinishing). My agent claims to only be a sellers agent. In my opinion he has done very little to sell my house. He has shown it himself only once, does not do open houses, and if an interested buyer's agent does not respond to an email regarding their thoughts on the property, he does not follow up. II have had to call him to let him know of someone coming back a second time for him to follow up. If I cancel our contract at the end of the current period, how soon can I list with another agent and is there a period of time before the house can be listed as a "new listing" on the MLS under a different agent? The house is 76 years old, I have put about $6500 of work into it but it still needs some work that I cannot afford. Thank you.
 
  When your listing is up, you are free to re-list with any agent you want.  As for "new listing" in the MLS, I don't know the rules of your particular organization, but any agent should be able to tell you.
If you cancel, it would be a good idea to have another agent lined up ready to take over.  There's no reason why you can't call others, even while you're presently listed.  Make sure the next agent is willing to re-list after a cancellation.
