Can I list a home on the MLS as 4 bedrooms 2 baths even though 2 beds and 1 bath are in the basement? |

I don't think the second bath is a problem, but call your town or city's building bureau or housing office to find out the requirements for a legal bedroom. In some areas a basement room counts if it has a window large enough to serve as an emergency exit. In other localities it must be large enough for an equipped firefighter to enter. There may be other requirements.
If your rooms don't qualify, don't try to list the property as four bedrooms. If possible, enter it as 2+. Don't say any more than "additional two finished rooms and bath in basement". |
