Say you have an issue with your house [like a wet basement or a leaking roof] and you resolve the issue [improved yard drainage or getting a new roof] and you live in the house for another 2 or 3 years without the condition reoccurring and then put the house on the market. Do you have to [or even if you don't legally have to, should you] disclose the past issue to any prospective home buyers? |

As so often, the answer is a firm "It all depends." There's no hard and fast rule, and each situation might be different. If it's a new roof, though -- no question, that's worth advertising. Buyers love to hear that.
If there is a general guideline, it's that whenever you find yourself asking "Should I disclose?" the safest answer is "Yes." Of course you don't owe potential buyers a complete list of every repair you ever made on the place, but if something major has been successfully remedied, I'd lean toward bragging about it. |
