Dear Mrs. Lank, I am contemplating installing an automatic generator which would keep much of the house under electric power and would be automatically turned on when power is lost.
It’s a big ticket item. How much of the cost will be reflected in the value of my house to a prospective buyer? I’m not selling now but would like to have your opinion for consideration. I look forward to seeing this question in a future column
People sometimes ask “How come you know all the answers?” and that’s because I get to pick what goes in the column. When I don’t know, I can just say so privately, by return mail or email.
But as you didn’t enclose a return envelope or address, I’ll have to tell you right here in public that I don’t have the slightest idea how much that generator system would add – if anything-- to the eventual sale price of your home. Perhaps a qualified appraiser will write in with an opinion. In general, though, unusual improvements should be made just for your own satisfaction while you own the place.
