  Our house has been on the market 3 months with no offers. We have lowered the price as far as we can. Our agent is 6% and has only had 2 open houses. She cancelled 5 consecutive open house and has cancelled every one of the realtor open houses because she 'felt' another time would be better. We are so disappointed in how things have gone so far and are very frustrated in knowing there is not much we can do. She called today and said someone is interested in renting our house for 9-12 months while they are building their house. Our house in only 2 years old and I am concerned about renting it to someone and wear and tear is put on the house. My main question is do we rent it through our real-estate agent? We signed a 6-month contract with her and would LOVE to be out of it, so we don't want to further our ties with this agent. Or can we sign a rental agreement through our agent, but our selling contract would not be lengthened? Thanks so much.
 
  Frankly, open houses seldom result in sales.  They're useful mainly to make the seller feel something is happening, and to help the agent meet potential clients and customers.
If your house is multiple-listed, so that lots of people know about it, then the buying public is simply voting that you're asking too much.  It's no use basing your price on what "we can" take.  You have to think like buyers.  If something else similar is on the market for less, buyers will say to their agents "take me to that one."
As for the rental -- you know your whole situation better than I can so I can't judge. 
As for your agent -- you always have the right to withdraw the agency.  You made that contract with the company, not with the particular agent, so you'd want to discuss that with the managing broker in that office. 
But in the end -- changing agents is not going to make up for an asking price that doesn't attract attention.  Anything will sell if the price is right.
