How to Sell

  I have never sold a house. How does it work? How much money comes out of the seller's pocket?
 
  You should definitely put your house in the hands of a real estate agent, who will guide you through the process.  Call three companies that are advertising properties in your neighborhood, and ask them to send someone over.  Then sign a listing contract with the agent you feel most comfortable with.  They'll take it from there, and they'll answer your questions. 
They can also estimate seller proceeds for you.  Your expenses will include a percentage of the sale price as sales commission, in most states and some counties or cities a transfer tax, also a percentage of the sale price, and some legal expenses.  In some cases, you may have to make repairs required by your buyer's mortgage lender, or you may even agree to bear some of the buyer's expenses to help with the deal.
