How Much Traffic?

  How many showings should one expect when the house is first listed? for the first week? first month?
What can we as the homeseller do to help pick up traffic?
 
  The answer to your first question depends on two things -- the state of your local market (are there lots of homes for sale, or do buyers have to compete frantically?) and -- how have you set your asking price in comparison with the competition?  In other words, there's no one right answer.  As usual, it all depends.

If your home is multiple-listed so that many local agents know about it and can show it to buyers they're working with, you are getting wide exposure on your particular local market.  Still, it may take at least a month to expose the place to most buyers in your price range.  I wouldn't worry for the first few weeks, but if you aren't getting any traffic after a month, the buying public is probably voting that you're asking too much.

In other words, one thing you can do is drop your price till it hits a level that attracts traffic.  In addition,  make sure you have as much curb appeal as possible.  When a prospect just drives by to get a rough impression of the place, are your leaves raked, shrubs trimmed, windows shining, trash cans hidden? Is your lawn trimmed and the garage door closed?
