Getting A Cma

  Dear Mrs. Lank: I own six acres with a big house. My husband passed away a year ago and my house appraised much lower than I expected. My reason for possibly selling is that although I learned to drive a John Deere, it is just too much for this 68-year-old. I don't own the house, it owns me. The appraiser suggested having a CMA done? Should I, how many, what does a CMA consist of and what does it cost? I have three friends in real estate but before I contact them, I would like to know what I am dealing with.

A CMA is a Competitive Market Analysis that estimates possible sale price. Any one of your three friends is used to providing CMAs for sellers or potential sellers. The procedure is simpler than a formal appraisal. By all means go ahead and ask for this service from several local brokers. Most are happy to provide it free of charge.
