I'm tempted to answer what Louis Satchmo Armstrong said when someone asked him to explain what jazz is. "If you have to ask, I can't tell you." About one homeowner in five does sell without the use of a real estate agent these days. But remember -- you can get rid of the broker, but you can't get rid of the broker's work. Someone has to do it.
It's pretty easy to sell your own home if you don't care about getting full market value. Put it up at a bargain price and you should attract buyers. Just make sure they're really financially able to buy, before you get the place tied up in a sales contract that might go nowhere.
But if you really want to do a good job, remember that agents are required to spend many hours in the classroom before they're even allowed to work under the close supervision of an experienced broker. So you should start by going to the library or book store, and reading everything you can about real estate sales. Learn about the fair housing laws, both federal and state, that you must observe as you talk with prospective buyers. Find out what state and federal requirements are for disclosing the condition of your property.
And plan on involving your own lawyer when it comes time to sign a written sales contract. |
