Cancelling Listing and Then Selling

  On the 1st of May 2007 my husband & I listed our beach condo with a realtor. It is now June, 2007, & she hasn't gotten back with us about what's happening so we have decided to take the condo off the market by writing the realty company & the realtor. We have friends who are interested in purchasing this condo whom our realtor is inaware of & has never met.
I have been told that all we have to do is to write to our realtor & the company & tell them we are taking the condo off the market.
If we sell the condo ourselves, should we off the realtor money for what she's done (which hasn't been much)? Also, can this be done with a written contract or do we have to see a lawyer to do it?
 
 

You have the right to cancel your listing at any time.  But you'd better read your listing contract.  It may contain an extension clause, in which you promise to pay a commission if the place is sold after the listing is over, to anyone who saw it while it was listed.  If you sell to your friends, you may find yourselves involved in a legal dispute about whther a commission is due.  Perhaps consulting your own lawyer would be wise before you do anything.
