  what do you think would be the selling price for a 2 bedroom that has bad tenents wear and tear. The floor in the kitchen needs replaced and it needs a major paint job
 
  I haven't the slightest idea what your place would sell for. In some cities it might be $20,000, in another city it might be nearer to $200,000. Call a few local brokers and ask for their free advice.
