  County appraisal value vs. sales price. should i be able to get close to the county appraisal price?? or how should i determine a sales price.
 
  No matter how skillful and how carefully updated, appraised value is not a reliable guide to probably sale price.  Only the buying public determines that.  To judge the right asking price, you must think like a buyer.  Find out what similar nearby property has sold for recently.  Find out what failed to sell.  Find out what's currently on the market near you and how it compares with your property.  Any nearby real estate broker can bring you those figures, and many will do it at no obligation, simply hoping you'll end up listing the property with them.
