Hello Edith. I plan on putting my house on the market within the next year. The roof is about 15 years old (original). The plumbing pipe boots need to be replaced. I've had one roofer say that is good enough and I've had one say that because the age of the roof the entire thing needs to be replaced. The first roofer says the roof is good condition, no shingles missing and the roof coloring matches those in the neighborhood. Just looking for some advice on whether a roof in good condition should be replaced just based on it's age prior to selling? Thank you.

Replace the pipe, leave the rest alone. If the topic comes up during negotiations, you could do it then.
