His Credit Sucks

  I currently have a home in Georgia and I am struggling to make ends meet my credit sucks and I am on moving New York the only thing is that I want to move into another home as to an apartment ( I have Kids).right now I an currently fixing my credit so that I can move. I want to keep my mortgage co is it possible that they would approve me for the new home once I sell my current home?
P.s. I have been delinquent on previous payments but I want to know if I paid on time for 6 months would they consider approving me for my new home?
 
  You can talk to your mortgage company -- no harm in asking.  But I doubt if they'll lend to you again if you'be been delinquent, I doubt if they'll lend in an different state, I doubt if six months is enough to mend the damage to your credit record, and -- depending on what part of New York you're trying to move to it may be impossible to afford the price levels for a purchase.  You may be best off renting a house for your kids, which you may be able to do anywhere except in Manhattan itself.
