His Credit and Income

  my question is do my wife and i both have to be on the loan together or can the loan just be in my name. Her credit is alot worse than mine and i am the only sorce of income?
 
  If you're looking for an FHA mortgage, all owners must sign the mortgage, and your wife's credit rating might make it difficult to qualify.  In that case you could simply buy the house all on your own, with only your name on the title and the mortgage.
With any other type of mortgage (VA or conventional), your wife need not be involved in the financing even if she is a co-owner of the property.
