Finished With The Mortgage

  Dear Edith, I will be finished with my mortgage payments in three months! What should I receive from my lender? Do I have to do anything? When I go to sell (many years from now), I assume I'll need some proof the mortgage is paid off and I own the house.
 
 

Depending on which state you live in, your mortgage company owes you a certificate of satisfaction or a reconveyance deed. It states that the debt has been paid off. That important document should be entered in your county's public records. The lender often takes care of recording it, but check with your county clerk after a few months. If the document isn't on record, take it down and enter it yourself. Once it's there, that's all the proof you'll need. If you have an escrow account, that's your own money in there. They should return it, because you'll be paying your own tax and insurance bills from now on. Check with the tax office and your insurance broker, to make sure future bills are sent directly to you.
