Wants Clear Title

  I recently had a property quick claimed to me by a man who does not want it any more. He has a deceased brother who is also on the title and I need his name removed before I can proceed with rehab.The deceased man has four children in another state who say they have no interest in the property and are willing to help me remove their father's name. My question is , can they remove themselves from the title, and how do they do that or does the house have to go through probate?
 
  You need a lawyer to handle all the paperwork for you.  There's no other way to clear the title up except with professional help.
