Unhappy with Agent

I am seeking help in my current situation. My home has been on the market for over 6 mos. with an area agency. I have been unhappy with the results(none). I did sign a 1 year contract and have asked my agent to terminate the contract. They will not allow me to step away, and say they will let me buy out of it for $2500, although there is nothing in the contract that states you can or can not cancel the contract, and definitely nothing about buying it out. Is there anything I can do to get out of the contract?

You have the unquestioned right to cancel the agency you gave that company. A registered letter from you stating that you are withdrawing the agency should be enough, but you'd better consult with your lawyer before you do it.  If the letter came from your lawyer that'd be even better.

They have the right to bill you for their out-of-pocket expenses but that's a separate matter.  Perhaps that's what the $2,500 is for -- if so, ask for an itemized bill.  Let me know what happens; I'm interested.
