No Mobile Homes

Dear Ms. Lank, My sister and I inherited land from our father, which adjoins my sister's home.If we were to sell it,could we put a restriction on the deed forbidding the land to be used for "mobile homes," and would that restriction hold through subsequent sales? How effective is a restriction and how does one go about obtaining one?

You can put just about any reasonable restriction you want in a deed, if it doesn't violate anti-discrimination laws and doesn’t prohibit any future sale. You just need to find a buyer who agrees to accept the restriction, which would be binding on subsequent owners.Your lawyer can help with the matter.
