Mother Died Years Ago

I have a friend who lives on a property whose title is in his mothers name. She died over 10 years ago and left no will. My friend has lived on the property since before and after the mothers death. There are no other heirs. How can he get the title put in his name? He wants to sell the property but cannot because of not having the title in his name. Does he have to get an attorney for this?

Your friend needs to get to a lawyer, preferably one who specializes in real estate, promptly.  It should have been done when his mother died, but at any rate, the sooner he clears the matter up, the simpler it will be.
