Brother Giving Up

  Hello, My brother and I purchased a house in the city about 13 years ago. I currently reside there. My brother purchased another house a few years ago. He would like to get his name off the deed of this house, so that it only shows that I own the house. He doesn't want me to pay him anything, just wants me to own the house and it being in my name only. Here is the question. Is there a simple way of doing that? Do I have to hire a lawyer? If you have any suggestions, it will be gratefully appreciated.
 
 

It's a simple matter for a lawyer to draw up a quit-claim deed for your brother to sign, turning over his share to you. But you don't tell me if there's a mortgage on the house.Signing over ownership wouldn't relieve your brother of responsibility for a mortgage loan.
