Who Signs The Lease

Hello Edith, You have been kind enough in the past to answer my questions .May I ask another? A rental apartment that my family owns has been vacant for a while . A 25-year-old young lady seems interested in it. When I wanted her to fill out a credit report she informed me she is a student and her father would be paying the monthly rent plus the security. At the same time she introduced her boyfriend who will also be living there. My question Edith is who should fill out the credit report and who signs the lease. The father, the daughter or the boyfriend? Should the father be made aware of the boyfriend living there if he is not already?

If the father is going to pay the rent, you want a credit report on him.  It wouldn’t hurt to get them on the young people also, but the father’s is the one that counts. Same with signatures on the lease; his is the important one. My feeling is that it’s not really your place to discuss the boyfriend with the father.  A more useful topic might be how long the girl is likely to need the apartment, and whether it would fall vacant again at the end of the school year.
