I own a house in California and live in North Carolina. The tenants send 2 or 3 months of rent then stop, I send them a letter asking payment then they pay for a month or two and stop again. I am tired of writing them letters, What can I do?? |

You can hire a lawyer out there to evict them before they get so far behind they won't even try catching up. Then read some books on landlording, especially the chapters on tenant selection. Better yet, put the place on the market with a local agent out there. It sounds as if you're a naive landlord. Even for some one more experienced, trying to do it from out of the state is asking for trouble. |
