  What is the process of converting a residence into a senior citizen/nursing home?
 
  The first step would be retaining a lawyer, preferably one who specializes in real estate, to advise you on the requirements you'd have to meet.  I imagine you'd start by finding out if zoning laws allow you to have such a home in your neighborhood.
