Dear Edith: We just bought our first house over a year ago but now we have to move out of state. We added a sunroom and are making payments on that. Our friend suggested we try a Property Management Company instead of selling our house in case we want to come back later. He told us we don't have to pay anything, that they will just rent it out for us and they will take care of everything. Is this true? We really need all of the information we can get about this
No professional will manage your property for free. It's generally a poor idea to become absentee landlords. Ask an accountant's advice before you decide. When you add up the expenses, including management fees and lost income from the money you'll keep invested in the house, you may find the figures don't work. It's easy to run into problems, vacancies and unexpected repairs. If you want to become real estate investors, do it in your new location, and buy something within half an hour's drive of your home, where you can keep an eye on it
