Behind in Rent |

I own a rental property. My tenant has occupied the place for 3 months. He's a single parent to an infant who has all kinds of problems due to premature birth. He brought the baby home from the hospitol and she needs twenty four hour care 7 days a week. He's currently behind in rent $750.00 and I just learned he was incarcerated today from his girlfriend who was living with him, which I had no knowledge of. When we signed lease it was supposed to be just him and the baby. What are some options I have. |

Your option, of course, is to evict him, which you don't want to do on account of that baby, and which a judge might not give you for the same reason. I wonder if he's receiving welfare or social services income, in which case perhaps your property could qualify for Section 8 assisted housing payments directly to you. It might be worth discussing that with him or wiith his case worker. How long have you been a landlord? You've got to put more care into tenant selection in the future -- it's the key to success in that field. |
