I have a realtor that has been showing me a couple houses (old +new). However, we do not like any of those. Resesntly, we found another new home ourselves through searching. By law, I wonder if I have to tell my realtor?.My second question is: Will I have more room to negotiate with the Builder without bring a realtor?. My logic is: instead of giving the realtor 3%, the Builder may have that 3% to work with us. Am I right?. Thanks. |

I don't know whether you specifically hired that agent and signed a buyer's broker contract. If so, the document should say whether you have any obligation if you find a property on your own. But if you did not retain that person officially as your agent, I don't think you would have any responsibility beyond common courtesy.. As for whether you could negotiate with a builder -- normally you can't, at least on price. Sometimes you can deal for better upgrades. But I don't know the state of the market in your area -- whether builders are having trouble selling their houses or not. Actually, an agent who is on your side might be useful in dealing with the seller in that case. |
