Why Won't it Sell |

My home has be for sale for over 365 days with 3 different realtors. (since April 2007).3100 sq ft. all brick, pool, on golf course, well maintained. I have spent over 15,000 in up grades, painting, floor finishing, and misc. repairs. Original price was 418,000 and has reduced to 368,900 w/o a single contract.
Realtor does not know how to handle this market and has suggested two price reductions. 374, 900 then I quickly stated 369,900 after three weeks of no activity.
What do I do. It is located in Mocksville, NC. |

I needed to read only your first sentence. When the buying public has voted that your price is too high for more than a year, there's only one thing that will cure the problem -- reducing your price to a level that will attract offers. There's no point in telling me how great the place is, or how much you have unfortuately invested in it. If you really want to sell, you'll have to keep dropping your price until you hit the amount that buyers are willing to pay. Sorry, but that's the way the market is right now. |
