What About a Trade

  My listing is due to expire in a few days, another agent at the same office has an interested buyer but they are dragging, they do not have their house up for sale yet so it would be contingent, but we like their house and would like to look at it in a trade, we will need to refinance due to our ARM on this house if it doesnt sell. My question would it be horrible for us to go to that potential buyer after our listing ended and offer some sort of trade? Should we just relist and see if they make an offer before we absoultly have to refinance?
 
  It's possible your listing agent could or would ask a commission if you arranged a trade with that buyer, even after the listing expires (take a look at your listing contract and see if it says anything about a sale after the listing expires to someone who already viewed the property).  If you have confidence in your agent, why not ask him or her to work on such a proposition?  Or if you don't think your agent capable of something unusual like that, contact the managing broker in the office, who will be more experienced, and discuss the situation.
My point is that if you try to bypass the agent, you might end up having to pay a commission anyhow -- in which case you might as well make use of their negotiatiing skills anyhow.
