Upsetting The Realtor |

Dear Mrs. Lank, We have listed our house with an agent, and have also been looking to buy another. We have had no luck finding any, but recently came across one that is for sale by owner that we love. I am afraid that our Realtor will be upset if we buy it, but we would really like to. Are we under any obligation to buy only using her? Is she entitled to a commission if we buy a "FSBO"? |

I assume you signed a contract promising the agent a commission when your house is sold. But unless you signed some other document about the purchase of your next property, you have no obligation in that regard and you're free to buy any way you please.
One of the requirements for a successful career in real estate brokerage is the ability to take disappointments. Any agent who would be upset that easily wouldn't last long. It will be a courtesy to tell your agent you are house-hunting on your own, and it may help the two transactions dovetail more smoothly, but that's probably all you need do
