They Feel Nickled and Dimed |

My husband & I are in the negotiation phase of selling our home. We dropped the price by 15k. We have an interested buyer who made an offer. We made a counter-offer which they accepted. The home was inspected with 3 areas of concern.
One being a crack in the inducer fan housing of the furnace. That will be fixed by us A.S.A.P. The 2nd & 3rd items address the paint/caulking on the west side of the home. This is in referance to peeling/fading paint and caulking butt joints. It is listed on the report summary as "recommended" The buyers are asking for a $800.00 credit to do this work themselves. I have discussed this with my husband and we both feel that this is not a part of the home sale we agree with. Is peeling/faded paint and caulking an important part of selling our home? We have already made a concession with our asking price by $5k and also agreed to let them keep our riding lawn mower (which is worth $800.) as part of the sale. It is understandable that the furnace be repaired. That goes with out saying, but the paint/caulking issue just doesn't make sense. I have spoken to our realtor, and I have been told that peeling/faded paint is an issue to be addressed as a seller. If you get right down to it, the whole house could use a paint job. I am also going to wait until the appraisal of our property is completed then we can make a more educated decision. So, basically I am asking if this is the correct course of action for this situation. We don't like feeling like we are being "nickeled & dimed" in order to make a sale. It's a tough market out there, yes, but let's play fair!! Any advice you can offer would be greatly appreciated. |

I'm going through the same thing myself with the sale of a house I own. Frankly, it's best not to get emotional about this, not to say to yourself "it's the principle of the thing". I'm going along with what my buyers are asking for -- I'm anxious to get the house sold and I'm looking at the big picture. |
