Selling vacation property |

We plan to sell a vacation rental cottage on Ocracoke Island, NC. It is on the Sound and appraised at 795,000. We need advice and a good book to get us started. What book do you recommend? |

Frankly, I don't have a book to recommend. My own Homeselling book is in its fifth edition, but it hasn't been revised since then, at least eight years. And it's geared mostly toward selling a primary residence, not a vacation home. One thing I can tell you, though -- no matter how skilled and expert, an appraisal is still only an estimate. Only the buying public can determine true market value. I'd start by consulting all the local agents I could find. As you probably know, it won't cost you anything to pick their brains. They should have plenty of advice, not only on pricing but on staging and showing the property. Pay attention to what they suggest for listing price, particularly if their figures are all fairly close. Neighborhood brokers usually have a pretty accurate guess as to what a place will bring.
