  What if a seller knowingly signs closing papers that are not correct?
 
  I assume you're the buyer?  That's a no-brainer.  You get today's "see a lawyer" advice.  See a lawyer who specializes in real estate, promptly.  Take along all the documents you have for an efficient interview, and be prepared to answer the question "What do you want now?  What are you looking for?"
