Sell in the Spring

  My listing agreement with my agent expires Nov 1st and we plan on pulling the house off the market to do work and re-list with a different agent or by owner in the spring. If someone who saw the house during the initial listing (made an offer we declined and is now waiting until next year to list their home and buy another) wants to purchase the home when we re-list with another agent or sell ourselves directly would we need to pay the original relator a commission since she had the listing when the potential buyers first saw the house?
 
  Your listing contract probably says whether you'd owe a commission if the place is bought by someone who saw it while it was listed, and if so, for how long that would apply.  In many cases, it also says that wouldn't apply if the place is later sold while listed with some other broker.  Just read it for yourselves.
