Saw the House with a Broker

  I seen a house for sale w my real estate salesperson. A week later, we stopped at a garage sale at this house, and spoke to the owners. The owners do not have a realtor any longer, as their contract expired with their realtor, and they are now trying to sell the house themselves. Can I now negotiate directly with the home owners, or do I have to go thru my realtor since she initially showed me the house? If I make a deal directly with the sellers, is my realtor entitled to any commission?
 
  I don't know whether you have signed any contract specifically hiring that person as a buyer's agent, and if you did, I don't know what it says. 
If you never signed any promise to pay a commission, I don't suppose you have any obligation to the person who showed you the house.  It's possible, though, that the sellers would owe a commission to their agent (and possibly the other one) if they sold to you within a certain length of time after the listing expired.  Again, I haven't seen their contract so I don't know what it says about that possibility.
