Sale is Contingent

  Hi Edith,

There is a house I would love to purchase. The seller agent had it listed as contingent on sale - so I went to see it and wanted to make an offer. Turns out the agent had the contingency incorrect. As of right now, the sale is contingent on close. Is there anything I can to to try to get this house? I have pre-approval already and no contingencies - besides inspection. Is there anything I can do? I would be devistated to miss this house....

  You can sign a written purchase offer, detailing exactly how you're ready to buy, containing a statement that your offer is subject to the non-performance of the existing accepted offer.  All offers must legally be presented to the sellers, who could, if they wanted, accept yours.  If they did, you'd have a back-up offer, which would take effect only if the previous deal fell through.
Frankly, if it's subject only to a satisfactory inspection, you probably don't have much chance of that happening.  But there's no harm trying.
