Sale Contingency
  is it really so unusual that i need to sell and buy contigent on selling? i have been told this is not normal, but i have done it in the past.

  An offer to buy that's contingent upon the sale of one's present house is not unusual at all.  You just have to find a seller who is willing -- or able -- to accept such a situation.
