Paying But Not on the Deed

  Hi,

My boyfriend and I bougth a Townhouse, the loan and title/deed is in his name.. I write checks made out to him with writing that i am making half of the morgage and HOA fee ... My question is I would like my name to be put on the title/deed as well.. now is it gonna casue any problems when it come time to refinance the house, EVEN though im not on the loans... He is afraid if he adds me to the title that it will have a problem with getting a good rate when we refiance (cause i don't have any credit) so i want to know adding my name to title if i am at all hurting him when it comes time to refinance... thank you

What you write on the checks doesn't really mean much legally.  By all means get your name on the title.  I don't know what you mean by "no credit."  If it's really bad, yes that could hurt a refinance.  But at this point all you're doing is paying rent, not building up any ownership equity, and in case of problems in the future you could be out in the cold.  Your boyfriend can simply sign a deed making you co-owner, and that should be done promptly.
