Oral Lease

a tenant makes a verbal agreement, in front of several people, to lease a home for 6 months. 2 months later the tenat notifies the landlord that he of she will be moving out next week. Is the least agreement valid or not valid?

Most leases have to be in writing to be binding, but there's an exception if the rental period is less than one year.  An oral lease that specifically mentioned six months is valid until the six months are up.  Even if the agreement were simply month-to-month, a full month's notice would have been required.
