Office or Bedroom

  Good Morning,
I am considering to sell my house within the next year or so. I have a three bedroom home with an additional room currently being utilized as an in home office. I am being told, that I can not consider this room an additional bedroom due to the fact that it doesn't have a closet. Is this accurate? If it is so, an I was to had a closet, whether it be free standing or added to the room having been built, can I now list it as a four bedroom house? If not, how would you suugest I list the house, example being, A 3 bedroom home with an in home office that can be converted to an additional bedroom? What are your thoughts.

If you list with a broker, he or she will probably tell you what the local Multiple Listing System considers as a bedroom.  The definitions seem to vary from one place to another.  In any area, your place could certainly be advertised as "possible 4th bedroom."
