Hi!
My husband and I have looked at a house three times. Two times it was an open house, third time I called and asked the listing agent for a private showing. At the private showing he told me the house had an offer (on the market for $319,000.00), and the offer was $275,000. I stopped him right then and there, I knew we could afford even $275,000.00 The house has been on the market for a year now. The couple has moved out, to live in the home they had built. Six months has gone by. We went and looked at it again, last week, at a open house. I didn't even ask, the realtor, said they had an offer at $250,000.00 and it was turned down. We want to make an offer. We would like put in a bid, on land contract, lease to buy etc. Now the question is, do I have to make it through the realtor (their's), or since I know who the owners are, can I make the offer directly to them? The house has now been on the market , and year and a half.Thank you for your help. |

You are free to make your offer any way you want. But if you're thinking that no commission would be due, you're probably wrong. It's likely that the seller's contract with the agent would still obligate the payment of a commission. Besides, it sounds as if you could use a negotiator to arrange an unusual financing agreement.
