Missing Square Feet

  We just purchased a home that was listed by the selling agent as having 1850 sq ft. It seemed alittle cramped to us and the realtor when we visited it, but both of us assumed it was our perception as the sellers had it crammed pretty tight with furniture and stuff. At the closing, we reviewed the bank appraisal document that was just completed two days prior. It listed the house as having 1450 sq ft. When we and our agent questioned the lisiting agent at the closing about the discrepency, he said that he got his fiqures from the County records and that listing agents are allowed approximate figures anyway. We went to the county after the closing and thier figures list the house at 1458 sq ft. We believe the listing agent defrauded us. Do you know if there is a law against this (Colorado)? Should we also contact the Real Estate Commision in our state with a complaint against his license? Thank you in advance for your advice. Lee Swengel
 
  You can measure for yourselves -- exterior measurements of all heated living space not counting basements or attics.  Then it's time to consult a lawyer who specializes in real estate.  You may have a case against the seller -- no way I can judge.
