Listing Information Wrong

  My question is: We purchased a home and soon after closing we noticed that the microwave and stove that they had stated were "new", were indeed not! The micro. had a sticker inside that was manufactured in Nov. 1997. This was stated in the listing brochure(not sure what it is called) and feel they flat out lied to us. We live in another state, but was there for the closing and felt no need to question or even inspect the 2 appliances they were leaving. I was wondering if we have any legal standing to tell our realtor that we would like the sellers to either replace the appl. with new or comensate us for them! I felt like we were being taken advantage of! Thanks a bunch...CP
 
  From what you say, it sounds as if you have a good case for requesting the cost of a new stove--assuming that's the kind that was installed with a matching microwave, so that you can prove it's 10 years old?  Consider representing yourselves in small claims court if the seller isn't ready to compensate you.  Be sure to take along pictures of that sticker, and the original "brochure".
