Listing Has Expired |

I have a question about an expired listing. Let's say that a buyer saw a property while it was listed and has since found out through a different realtor that the listing has expired. This realtor contacted the seller's realtor and found out that the seller is reconsidering listing it again but will not know for an extended period of time. Is it acceptable for the buyer to contact the potential seller (through the mail) to inquire about the property? There could be a lot of reasons why the seller said they were reconsidering - including the fact that they don't want to list with a realtor. Does the buyer have any obligations to their realtor or the former realtor in terms of not contacting the potential seller?

If you had a contract hiring that agent as your own buyer's broker, with a written contract, you may have some obligation. Otherwise, I think you're free to do whatever you like. But the seller may have promised, in the original listing contract, to pay a commission if the place is sold within a certain period of time to someone who saw it while it was listed. |
