I went through a real estate agent to look at a house. This house was listed by a different agency. This house listing has now expired and is not listed. If I contact the owner/seller direct, am I or the seller obligated to work through either real estate agency? If so how long before this is not required?

The listing contract that seller signed may have a provision that tells whether the agent would be entitled to a commission, if the place is later sold to someone who viewed it while it was listed. The homeowner can find out by reading the contract if there was such an arrangement, and if so, for how long it was to be in effect.
If you had hired the one who took you to the house as your buyer's broker, the contract you signed would state whether your agent would be due a commission in that situation. If you were simply "working with" that agent, you needn't be concerned. Any question that later came up would be settled between the two brokers. |
