  What kitchen appliances are USUALLY included in the sale of the house?

Can I expect a washer dryer or the refrigerator to be included?

  When it comes to rentals, I know that the presence of appliances is a matter of local custom.  In some areas, tenants routinely expect kitchen appliances at the least, with laundry equipment as a bonus.  In other locations, tenants are expected to bring their own.
But as for sales:  I'd guess that every situation is different.  Some sellers may have no use for the old appliances, plan on buying new ones, or are moving into completely furnished apartments.  Others may need everything to furnish their next house, and feel the cost of moving the nearly-new refrigerator is worth it. 
So I doubt you'll find any rule.  If appliances are that important in your calculations, you can tell your agent to search the listings for propeties that include them.  I'm not sure that's a good basis for choosing your next home, though.
