Is it a Bedroom? |

Dear Edith's,
When putting a house on the market if a room does not have a closet can you still list it has a bedroom? |

The answer seems to be all over the place, depending on where you're located. Yes, that's often a general rule -- but think of all those old Colonial houses which were built with no closets in what were clearly intended as bedrooms! In various areas, local regulations specify that there must be a bath on the same floor, that there must be two possible exits, if one is a window it must be big enough for exit during a fire (in some locations, big enough for an equipped firefighter to enter) -- must be on an outside wall, must measure at least 70 square feet -- various building codes in different places seem to have set their own standards.
Sometimes sellers solve the problem by listing 3-4 bedrooms, which implies that the fourth one might not be considered a bedroom by everyone, that it's a "possible bedroom." I'm afraid that's about all I can tell you. |
