Finding the Best Agent

  Since it costs the same in realtor fees to work with the best realtor or the worst, how can a home buyer or seller find the Best realtor so as to ensure an overall better experience?
 
  Good question.  How do you find a good hairdresser, or family doctor, or plumber? 
Perhaps you start by asking your friends and neighbors if they've had a good experience with some agent.
Then you look at for-sale signs in your neighborhood, read ads, and phone at least three companies that seem to be active in your area.  Invite each to send an agent over -- you won't have any obligation until and unless you sign a listing contract.
Listen to each agent's presentation, and ask questions -- how long have you been in business, do you work in real estate full time, what properties have you sold in the past year, what would be your marketing plan for this house, will my property be multiple-listed, could you write a sample ad for me to see, what suggestions do you have for sprucing up my property, how have you arrived at the asking price you recommend?  You'll learn a lot, and you'll probably find a particular agent whose style fits your way of doing things, someone with whom you feel confident.
